Asbestos Popcorn Ceiling Removal in Shoreline

Typical cost in Shoreline

  • One room ceiling, about 150 to 250 sq ft$1,800 – $4,500+
  • Several rooms or one floor, about 600 to 1,000 sq ft$5,500 – $14,000+
  • Whole house, about 1,500 to 2,000 sq ft of ceiling$10,000 – $25,000+

Popcorn texture sprayed on Shoreline ceilings during the postwar building boom sometimes contains asbestos. Start with a chip in the lab. A positive result means plastic over the room, soaked texture and bagged scrapings, and a ceiling that is ready for patching, a skim coat or new drywall.

About 31% of Shoreline homes date from the 1960s and 1970s, and the median home is from 1969. Years do not settle the question, so a test comes first. We work in Shoreline, Lake Forest Park and Edmonds.

What you want afterward

A smooth skim coat

The texture comes off, the surface is cleaned, and a plasterer can skim it flat. Positive texture counts as friable surfacing material, so the amount removed during the calendar year is added up against the agency’s 48-square-foot notice limit.

New drywall over the old

Covering a positive ceiling in place sounds simple, but the agency warns that sealing popcorn can make removal harder later. Decide whether you will ever need it gone.

A fresh coat of paint

Paint alone leaves the texture in place. That works only when nothing will disturb it, and a thick coating can bring loose texture down.

A stained or damaged ceiling

Brown rings point to water that got in at some point. Damaged texture sheds fibers more easily, which is why the room stays closed until a sample is in and the roof or pipe is fixed.

Getting ready

A little preparation shortens the job.

Clear the room

Move furniture out or wrap it. Take down fans, fixtures and smoke detectors, or cover them.

Pick the finish before the crew comes

Each of the options above leaves the ceiling in a different condition. Say which one you want, so the surface is ready for it.

Own and live in the house?

Resident owners of single-family houses may do this work themselves under the agency’s containment, wet-work and disposal rules. Rentals and condos are excluded, and the agency still suggests a certified contractor.
