Ceilings and walls
Texture, plaster, joint compound and wall coverings are the finishes a survey looks at. Only the rooms in the plan need sampling, and each sample location is recorded.

Mid-century houses hold plaster, texture, tile and wrapped ducts, and any of them could be the reason to test before the work begins. Samples are cut from the part of the house you plan to open, a lab analyzes them, and you get a written report that lists each material, where it is and how much of it there is.
About 65% of Shoreline homes were built before 1980, so remodels and teardowns here raise the survey question early. We arrange surveys in Shoreline, Lake Forest Park and Edmonds.

Each layer of tile, glue and sheet vinyl is sampled on its own. A floor with three layers gives three answers.
Wrapped ducts and pipe covering are tested before a furnace swap or a basement remodel. Pipe insulation is measured in linear feet, since the agency counts it that way.
Exterior materials get their own samples from each side of the house, which matters before a re-side or a new roof.
A report pays for itself when it answers the questions about cost and paperwork.
Each material gets a measured quantity. The agency’s notice limits are set in feet, and so is the lab report, which is why the two have to line up.
Report coverage ends at the rooms and materials it names, so a bigger plan needs more samples.
State law puts the responsibility for a good-faith inspection on owners and their agents, ahead of work that could disturb asbestos. Contractors should receive the written report. Shoreline does not collect it for a demolition permit.

Follow-ups include popcorn ceiling removal, siding and roofing removal and pre-demolition abatement.
